Planned developments
Keeping our communities informed is very important to us. The sites below are in the early planning stages and our Stakeholder Relationship Managers will keep you up to date with our plans as they progress.
Auckland
This site was purchased with Resource Consent and Building Consents in place for 38 proposed 2 level walk-up apartments in Silverdale. Millwater is a recent residential development located in the Silverdale area of North Auckland and constructed over the last 20 years. The development was designed to enable a range of transport modes, a range of medium density housing outcomes with a range of residential services and community facilities nearby.
Engaging with the community
We have heard from a part of the community a feeling of being taken by surprise over Kāinga Ora plans for 153 Bonair Crescent and upset that we didn’t get in touch with the whole community sooner. We agree that we should have talked with the community much earlier than we did, and we acknowledge this.
We want to start over and engage properly with the community.
We have suspended any decision about how we progress the site so we can genuinely listen and understand your aspirations for the area.
In our experience, most Kāinga Ora customers are positive members of their communities, but we acknowledge some residents are opposed to public housing. There are also many people we have not yet heard from, and we want to understand their views.
Kāinga Ora will continue to keep residents informed throughout the engagement process, and we will ensure there will be plenty of opportunities for us to hear from everyone concerned.
Engaging with Mana Whenua
We will continue to engage with Mana Whenua on our plans and involve them to identify and provide for Maori interest
What was planned?

- At least 38 secure cycle spaces on site

A 16 level building with around 123 apartments are proposed on a 1,753 sqm site at 9 Osterely Way, Manukau. The proposed development is to provide secure and sustainable senior housing for tenants aged 55+.
All dwellings are designed to meet universal design requirements and a number of units will be designed to be fully accessible to meet the needs of our customers.

To help meet the high demand for housing in Auckland, around 80 new homes are proposed for a 2,000 sqm site at 18 Totara Avenue, New Lynn.
The site was purchased by Kāinga Ora from Eke Panuku (on behalf of Auckland Council) and houses the heritage-scheduled Oag’s buildings, built in 1925. Kāinga Ora will retain the Oag’s buildings’ façade to form part of the frontage of a proposed nine-story mixed use building.
What’s planned?
- Around 80 warm, modern and dry homes
- Designated commercial space on the ground floor
- Easy access to community amenities and walk-able public transport connections to all of Auckland.
- Built and certified at a minimum Homestar 6 Rating

To help meet the high demand for housing in Auckland, around 180 new homes are proposed for a 15,285 sqm site at Rowlands Avenue and Waipuna Road, Mt Wellington.
Our intention is to better utilise this section by building new, warm and healthy homes, designed to complement the local environment and meet the needs of today’s tenants. We are also committed to keeping you informed on progress and update you on this milestone for this project.

This redevelopment will see the existing 58 homes replaced with a seven-storey apartment, six-storey apartment and 2x three-storey walk up apartments with new 180 homes:
